Swap any item for an alternative from the catalogue. Each line shows what priced it — a supplier's published offer, a market price with its source, or an indicative rate.

Send it to builders
Invite verified builders to the approved scope. Two rounds, five days each by default. Their responses are compared blind — numbers before names — so price and programme decide, not familiarity.

What homeowners ask
How accurate is the estimate?
As accurate as what you tell it and what the market is doing. The working is shown so you can see which lines are firm (a supplier's published offer) and which are indicative. Builders' responses then give you the real numbers against the same scope.
Do builders see who I am?
Not until you select one. An invitation shows the project, the suburb and the scope. Your name, address and contact details are shared when you make your selection.
What if I already have drawings?
Upload them. The AI reads the drawing and proposes the areas and counts; you confirm before anything is calculated. Drawings you mark as shared go to the builders you invite.
Can I bring my own estimator or architect?
Yes. Add them to the project with a role — estimator, architect, project manager or administrator — and they work on the same estimate. Their account is free.
Is the platform taking a cut of the build?
No. No payment passes through Modern GBQ and there is no commission. Plans are the only charge, and our team sets them up while online billing is finished.

- Modern GBQ is not a builder and does not carry out work. An estimate is an estimate, not an offer.
- Selecting a builder records your intent. It is not a contract, and no payment passes through the platform.
- A Ballpark quote is for budgeting only and can never be sent to builders; a Detailed quote, or a Design quote with drawings, can.
- Indicative planning checks are a starting point with sources, not advice. Your council and your certifier decide.
