The estimate is in someone's inbox
The architect has one version, the QS another, the client a third.
Run the client's project from first figure to selected builder: who is on it and in what role, which version is approved, where the builder round stands, and why each decision was taken.

The architect has one version, the QS another, the client a third.
Who was asked, what they were sent, when they answered: all in people's heads.
Stages and dates live in a file nobody updates when the scope changes.
Your client invites you with the Project manager role. The architect, engineer and estimator join the same way, each with a role that decides what they can do.
The project's status advances by itself: Draft, Estimating, Quote ready, Quote approved, Builder sourcing. The checklist says what stands between a version and the builder round.
Start the round from the approved version, invite verified builders, decide whether they see the rates, and read responses blind until the owner's side records its feedback.
Select the preferred builder, notify them, and see them acknowledge. Withdrawals carry written reasons. The contract is then between the client and the builder directly.

Owners, architects, engineers, estimators and advisers on one project, each seeing what their role allows.
Open for responses, responses received, preferred builder selected, notified, acknowledged.
Every priced version shows expected working days per stage; set a planned start and the stages take dates.
Every version, swap, approval and selection with who, when and why. Nothing is edited in place.

Working on a client's project is free. Gold and Platinum add uploads to clients' projects and projects of your own.
Edit the project and its estimates, approve a version, start and run the builder round, and act on the selection. You can give, change or remove roles at or below your own; the project's last owner can never be removed.
Each professional is invited by the client, or by a role at or above theirs, with their own role. Nobody invited this way joins the client's organisation.
At or after the deadline, the owner's side records that it has read the blind report. That closes the response window and reveals the names; the moment of reveal is on record.
You can select another builder from the same responses straight away. A builder who declines after being selected loses half a star on their rating.
Yes, after a cooling period following the previous comparison, and a limited number of times per estimate; the engagement screen shows the limits in force. A new estimate starts the allowance again.
If you are an active member of a builder the client invited, the builder responses are hidden from you and you cannot act on the round, whatever your role. Tell your client; you can still work on everything else.
We'll run it through Modern GBQ with you in 15 minutes.
